Port Richmond Comprehensive Warehouse Renovation for Industrial Redevelopment

In Philadelphia, we undertook a significant transformation of a previously underutilized warehouse, formerly occupied by a large furniture manufacturing company. The building, characterized by its lumber and timber construction, was redeveloped to serve modern industrial purposes.

Our team managed the complete interior overhaul, beginning with the demolition and removal of outdated equipment and accumulated debris. We restructured the warehouse layout based on approved plans, constructing 1- and 2-hour fire-rated partitions to meet safety standards.

We upgraded the building’s utilities by installing new gas services for all first-floor spaces and introducing a comprehensive electrical system. This included the installation of two transformers to convert the 13,200V incoming electrical service to 120/208V three-phase power. To facilitate accurate and remote energy monitoring, we integrated Leviton S8000 submeters into each space, enhancing tenant billing efficiency

The entire facility was modernized with energy-efficient LED lighting. We installed Reznor unit heaters in common areas and larger first-floor industrial spaces, known for their durability and performance. Split HVAC units were added to the second and third floors to ensure climate control throughout the building.

Approximately 200 new windows were installed, significantly improving natural light and ventilation. We also implemented a secure access control system and a comprehensive point-of-interest surveillance system to enhance safety and monitoring capabilities.

Externally, we revitalized the building’s functionality and appearance. This included rebuilding the loading docks and parking lots, replacing all overhead doors, and pouring over 100 yards of concrete for the parking area. We reconstructed the sidewalks, installed a new metal fence, performed brick pointing on the property’s facade, and laid over 25,000 square feet of new roofing.

This extensive renovation project transformed a neglected structure into a modern industrial facility, aligning with contemporary operational standards and contributing to the area’s economic development.
