Angora Warehouse Project

We recently completed a comprehensive redevelopment of a 120,000-square-foot, three-story warehouse located on South 55th Street in the Angora neighborhood of West Philadelphia. Formerly home to the iconic Amoroso’s Baking Company, the building was transformed into more than 30 independent flex-use spaces, each with separate utility metering to accommodate a variety of commercial tenants.

The project commenced with the demolition and removal of extensive industrial baking equipment left behind by the previous occupant. We then undertook major roofing repairs, including the installation of 30,000 square feet of new roofing to ensure the building’s integrity. Working closely with our architects and engineers, we navigated complex regulatory requirements to secure the necessary permits for plumbing, mechanical, electrical, and fire suppression systems.

Significant upgrades were made to the building’s infrastructure. We replaced the main 13,200-volt transformers and installed new distribution panels on each floor to ensure a reliable power supply. The entire building was partitioned using one- and two-hour fire-rated assemblies to meet safety codes and accommodate various occupancy types.

Additional enhancements included the construction of restrooms on each floor; installation of new lighting systems, fire alarms, loading docks, windows, signage, access control systems, and overhead doors. This redevelopment not only revitalized a significant structure in West Philadelphia but also created versatile spaces that support a wide range of commercial uses.
