Delaware Av Warehouse.
This project involved the complete renovation of a 20,000 square foot warehouse that had been abandoned for several years. Similar to previous redevelopment efforts, the property was acquired in severely deteriorated condition and tasked to be transformed into a fully functional, rentable space.
Upon initial assessment, all major building systems had been vandalized. Plumbing lines, electrical wiring, and transformers were either extensively damaged or completely missing. The scope of work required a full replacement of all plumbing systems, installation of new transformers, and new electrical services throughout the building. A new 3-phase electrical service was added to support modern industrial and commercial use, along with new gas lines and water service.
The renovation also included extensive building envelope and interior upgrades. Floors were installed or refinished throughout the space, all new windows were installed, and a new roof system was completed. To meet occupancy and code requirements, ten new bathrooms were constructed, a new fire tower with stairs was built, and a complete fire alarm system was installed.
The result is a revitalized industrial space that meets current building codes, supports a wide range of tenants, and brings new life to a long-neglected property.
